I am actively recruiting talented professionals
to join the Harbor City real estate team. You may be interested
in launching (or continuing) a full time career as a realtor. Alternatively,
you may just be interested in using your real estate license to
save money on your personal real estate transactions. In either
case, Harbor City has an agency program suitable for you.

I realize that you have many real estate firms
to choose from. Here are some of the ways that I’ve designed
and built Harbor City to distinguish it from its competitors:
- My Agents Are My Clients. In
my previous life as a real estate attorney, I developed a strong
reputation for client service and I bring that same level of service
to my new clients – my real estate agents. Supporting Harbor
City agents is my full time job. My goal is to make Harbor City
the most desirable place for Charleston area agents to hang their
real estate license. I enjoy serving as a personal mentor and
advisor to all of my agents.
- Competitive Commission Splits;
Significant Discounts for Your Personal Transactions.
Harbor City’s commission splits are very competitive, allowing
agents to keep the bulk of the commissions generated by their
transactions. The commission structure is flexible and provides
more compensation to you as your client development skills and
transaction volume progress. Special discounts apply when you
buy or sell property in your personal transactions. I’ve
included some charts that outline our commission split system
and the deep discounts that apply whenever you list for sale a
property that you own.
- Part Time Agents Welcome; No “Desk
Fees” and No Quotas. Harbor City is happy
to recruit both full time and part time agents. We have no “desk
fees” or similar charges that discriminate against part-time
agents, and we have no minimum transaction quotas.
- Convenient and First Class Conference
Facilities. Our office is conveniently located off
Coleman Blvd, just a block from the Shem Creek boat landing. Our
conference room features a 42” plasma display, an 8-foot
granite conference table, and a wireless keyboard/mouse for use
in presentations to your clients. Use of the conference room is
provided at no additional cost to you.
- Voluntary Training Program.
I offer all new agents the opportunity to participate in small-group
training seminars. Unlike some larger firms, these seminars are
provided at no additional cost to the agent.
We concentrate on practical topics such as contract negotiation
and client development skills. Participation is completely voluntary.
- Professional Standards and Personalized
Service. I created Harbor City with the vision of
being a “boutique” real estate firm known for its
high ethical and professional standards, its emphasis on educating
real estate consumers and investors, and its high quality client
service. Unlike most of our competitors, Harbor City prohibits
the practices of “dual agency” and “designated
agency”. These concepts do not serve real estate consumers
and were lobbied for by the giant real estate companies. Harbor
City’s prohibition of these practices distinguishes us from
the competition and helps us earn and retain the confidence of
our clients.
- Small Company with Large Company
Resources. Unlike other small real estate companies,
Harbor City has made very substantial investments in its marketing
materials, signage, website and technological resources. Thus,
you enjoy the benefits of being associated with a small, close-knit
company while still retaining the “large company”
advantages of a sharp business logo, attractive business cards
and signs, and cutting edge technology.
- Lower Cost “Limited Function”
Licensing Alternative. Agents who join our main
company are required to join the Charleston Trident Association
of Realtors (CTAR) and its MLS system. However, to provide a lower
cost option for less active agents who do not desire CTAR/MLS
membership, I have established an affiliated company - Harbor
City Broker Network, LLC (HCBN, LLC). Agents associated with HCBN,
LLC are required to pay state licensing fees (currently assessed
at $125 every 2 years), but are not required to pay CTAR or MLS
dues (however, such agents also do not receive the benefits associated
with CTAR and MLS participation).
Exam Qualification Education
Requirements. If you are not yet licensed, South Carolina
law requires you to complete a 60-hour education program prior to
taking the real estate licensing exam, followed by 30 hours of post-licensing
education after you pass the exam. If you are a law school
graduate, you are exempt from these education requirements
and are qualified to sit for the exam upon furnishing proof of law
school graduation.
