to join the Harbor City real estate team. Harbor City’s programs
are designed to meet the needs of remote office agents, part time
agents, and agents who act as principals (buying and selling properties
for their own account).

I realize that you have many real estate firms
to choose from. Here are some of the ways that I’ve designed
and built Harbor City to distinguish it from its competitors:
- Built for Part Time and Remote
Office Agents; No “Desk Fees”, “Franchise Fees”
or Quotas. Harbor City’s programs are designed
to meet the needs of remote office agents, part time agents, and
agents who act as principals, buying and selling properties for
their own account. If you work from home, we have no “desk
fees” or “franchise fees”. We also do not have
any not have any minimum transaction quotas.
- Competitive Commission Splits;
Discounts for Your Personal Transactions. Harbor City’s
commission splits are very competitive (see separate chart).
Where you are selling a property, you can list the property on
the MLS for a discounted fee ($400 if paid in advance; $1,200
if paid at closing). Where you are the purchaser of a property,
your commission split is 80% of the commission.
- As Your Broker-in-Charge, My Attitude
is “My Agents are My Clients”. I offer
my agents a unique BIC skill-set. Prior to starting Harbor City,
I worked for 8 years as a real estate attorney. Since founding
Harbor City in 2004, I have gained additional industry experience
as an investor, broker, teacher, public official and real estate
association leader. Employing my skills in support of Harbor City’s
agents is my job. I enjoy serving as a personal mentor and advisor
to all of my agents.
- Convenient and First Class
Conference Facilities. The Harbor City office is
conveniently located off Coleman Blvd. in Mt. Pleasant, just a
block from the Shem Creek boat landing. Our conference room features
a networked flat-screen display, wireless keyboard, and a granite
conference table for your use at no additional cost.
- Small Company with Large
Company Resources. Unlike other small real estate
companies, Harbor City has made very substantial investments in
its marketing materials, signage, website and technological resources.
- Residential and Commercial
MLS Membership Available. Harbor City is a member
of both the residential and commercial MLS systems. You can elect
to obtain either or both types of MLS membership.
- Full Service and “MLS
Smart Choice” Residential Listing Programs.
When competing for residential listings, Harbor City gives you
the flexibility to offer clients either full service listings
or our discounted “MLS Smart Choice” listing program
(listing-side commission capped at $6,000).
- Professional Standards and Personalized
Service. I created Harbor City with the vision of
being a “boutique” real estate firm known for its
high ethical and professional standards, its emphasis on educating
real estate consumers and investors, and its high quality client
service.
- Lower Cost Non-MLS “Referral
Office” Program. To provide a lower cost option
for less active agents who do not desire MLS membership, I have
established an affiliated “referral office”. Agents
associated with the referral office are required to pay state
licensing fees, but are not required to pay real estate association
dues or MLS dues (however, such agents do not receive the benefits
associated with such memberships).
