Folly
Beach and Outer James Island. Known as the “Edge
of the America”, Folly Beach is a six-mile long barrier island
located just east of James Island. Folly Beach is the quintessential
surf town that has retained its rustic charm and close-knit community.
With a strong arts community and diverse population, residents here
wouldn’t think of moving to one of the “snooty”
barrier islands further to the south. As with other barrier islands,
home prices have risen dramatically over the past few decades. The
island includes a small downtown area with shops and restaurants,
anchored by the Edwin S. Taylor Fishing Pier.
James
Island. From oak-lined yards to views of the Charleston
Harbor, James Island provides residents with unique surroundings
to relax and enjoy life. James Island is conveniently located just
south of Charleston Harbor. The neighborhoods located along Harbor
View Road enjoy quick access to downtown via the James Island Connector.
Accessed from Maybank Highway, Riverland Terrace is one of James
Island’s more established neighborhoods. There is a diverse
mix of homes within Riverland Terrace, with the most prestigious
homes being located along the Wappoo Cut and Stono River. Another
well established James Island community is the Country Club of Charleston.
Surrounded by the waterways of the Wappoo Cut and the Ashley River,
many residents enjoy views of either these waterways or the fairways
and greens of the golf club. In the warmer months, all James Island
residents can enjoy the amenities of the 643-acre James Island County
Park, as well as quick access to Folly Beach.
Johns
Island / Wadmalaw Island. Although the majority of John’s
Island is still rural, many new developments are currently planned
or under construction. Contributing to this development are two
new replacement bridges connecting Johns Island to Highway 17 South
(West Ashley) and Maybank Highway (James Island), respectively.
Gated communities such as Hope Plantation and Grimball Gates offer
residents the opportunity to live in a natural setting, but also
enjoy the amenities of a neighborhood. Generally, the new developments
currently planned or under construction on Johns Island offer residents
large floor plans at lower price points compared to neighborhoods
located within closer proximity to downtown Charleston. Located
south of Johns Island is Wadmalaw Island, a rural island featuring
large estates located within gated communities, such as Anchorage
Plantation, a 1750 acre gated community with only 72 home sites,
and Longcreek Plantation. Situated in the ACE Basin near Wadmalaw
Island is Bailey Island, one of the largest undeveloped estuaries
on the east coast.
