Whether you are an individual investor seeking

the due diligence process to make sure that you receive the benefit
of your bargain. Our agents have the education, experience and resources
to successfully manage your real estate transaction needs. Several
of Harbor City’s agents, including its Broker-in-Charge, are
former real estate attorneys and benefit from years of experience
working through complex real estate transactions. Although we act
as brokers, and not as attorneys, we bring the full range of our
knowledge base, our industry contacts, our negotiation experience
and our advocacy skills to bear on behalf of our commercial real
estate clients.
We act at the “quarterback” for all
of our commercial buyer and tenant clients, and we add value at
each stage of the transaction. Typically, our involvement with your
transaction proceeds through the following stages:
- Initial Consultation.
We begin the process by meeting with you to discuss and review
your short term and long term goals, risk tolerance, available
cash, borrowing capacity, existing real estate portfolio, geographic
preferences, and property type preferences. We also review and
discuss the impact of any special circumstances that may apply
to you, such as tax consequences that are specific to you. Where
necessary, we coordinate our services with those of your other
professional advisors, such as your accountant and attorney.
- Property Search.
We undertake property searches using two primary tools. First,
we obtain information by maintaining subscriptions to a wide variety
of local, regional, and national commercial property listing databases.
Second, we learn about real estate opportunities through our extensive
network of contacts in the development and brokerage community.
Once we have narrowed the client’s need, we have the ability
to project that need to the real estate community by working the
phones and composing broadcast emails to the real estate industry
sources who are most likely to deliver a product that matches
our client’s need. We often find that the most appropriate
or attractive commercial investment opportunities come to us through
our informal network of industry professionals, rather than through
the property listing databases.
- Contract or Lease Negotiation.
Because Harbor City prohibits the practice of “dual agency”,
we are well positioned to assist you in negotiating contract terms
that are as advantageous to you as possible. Because of our extensive
negotiation and deal structuring experience, we often add value
by injecting creative ideas to achieve a “win-win”
solution for all parties.
- Due Diligence, Financing and Closing.
Our work does not end after the contract or lease is signed. Instead,
we stay actively involved as your transaction manager to coordinate
the services of attorneys, loan officers, environmental and civil
engineers, architects, surveyors, insurance agents and other professionals,
as needed to complete due diligence, finalize financing terms,
and close the transaction.
